Selling

Choosing the right person to represent you in your real estate transaction is the most important part of the selling process.  The representative you chose will be your eyes, ears and voice in the transaction.  In addition to having a clear understanding of your wants and needs, your agent should be able to provide a clear plan of action to help you achieve satisfactory results.
Before entering into an agency relationship, these questions will help you to decide if your agent is the right one to help ensure that your real estate experience is a success!   We highly recommend that you talk to a Coldwell Banker Momentum Realty brokerage salesperson and let us show you the Ultimate Service® approach to a successful real estate experience!
Selling

The Market determines value. When you decide to sell your property, you will want to sell it for as much money as the market will allow. Pricing too high will keep your home from selling.  A low price may keep you from receiving full value.  Arming yourself with the current market price of your home will allow you make the next steps with full knowledge and confidence.  Price your home competitively based on the price of homes that have recently sold, are currently for sale and those listings that have failed to sell in your neighbourhood.
Selling

Once you know your financial situation, you are in the position to set your priorities for the sale of your home.  You will need to gather some additional information to help make the transaction less stressful.  Some of this will be financial information that isn’t directly tied to the value of the home.  Some of the information will be transactional in nature.
Selling

First impressions count with buyers. You don't get a second chance to make a good first impression, so a small investment in time and money can give your house the advantage over competing homes in your neighbourhood when it comes time for your sales representative to show it to a prospective buyer.
Selling

You should know what to expect and when to expect it throughout the selling process.  Your Realtor should set expectations, meet and then exceed them.  They should have a marketing plan to present to you to get the sale of your property completed in a timeframe that is acceptable to you and within market expectations.  These plans are different from Realtor to Realtor, but as a starting point we have compiled some examples of the steps to marketing a home.  The Realtor you hire may do some, all or more than these but this information will demonstrate the process so you have a better understanding.
Selling

One of the most important times of a transaction is after the sold sign goes on the front lawn.  Many people believe that the Realtor’s job is over and that there isn’t anything to be done.  This couldn’t be further from the truth.  In many cases this is where the Realtor adds to the value that they bring to the table.  From service professionals that you will need to complete the transaction, to utility shut off to movers your Coldwell Banker Momentum Representative is here to help.
